Our Residential
Home Inspection is perfect for anyone who is considering the
purchase of a new or existing home, townhome, condo or coach home or
an investment property, be it a house, condo, townhome or apartment
building of up to four units.
Seller’s Pre-Listing Inspections
Our Seller’s
Pre-Listing Inspections are ideal for people who are thinking of
putting their house on the market. Our full inspection service will
provide you with a professional analysis of your home before you list
it, thereby allowing you to possibly sell it faster, sell it for more
money because you have documented evidence of your home’s condition and,
more importantly, help prevent your potential buyer from getting away. By
getting an inspection before listing it, you can help avoid last minute
negotiations and, if any problems are found, you can make corrections at
your leisure and probably save some money by getting competitive bids.
We will also be your property
consultant to review the inspection findings of any buyer's
inspectors with you and help you decide what, if any, repairs to make to
optimize the appeal and value of your property.
Home Status Checkup Inspection
Our Home Status
Checkup Inspection is for people who have lived in their homes for
10 years or more. These owners may just want to find out what may
have happened to their homes over that period of time. This type
of inspection is also helpful for those owners
who are considering making some major improvements to their home and
want to take care of any other items that might need correction while
they have the remodelers at their home.
Guardian Caretaker Program
Our Guardian Caretaker Program
is designed for people who will be leaving their home for extended
periods of time, such as vacations or going south for the winter, and
want to have the peace of mind that their home is being watched over by
a qualified professional. Just let us know when you will be
leaving and how long you will
be gone and we will have one of our fully licensed, professional inspectors will stop by
your home as often as you like to check on things. We’ll walk
through the entire house, run the water, check for any leaks, adjust the
heat or cooling as needed, check for any broken windows or other signs
of trouble, and even pick up your newspapers and mail, if you wish.
Radon Testing
We will gladly
arrange for professional Radon testing to be done by an affiliated
company for an additional fee, during any of our inspections. Our
affiliate is fully licensed by the State of Illinois to perform such testing.
"Lite" Commercial
Inspections
American Eagle Home Inspections also does
"inspections", or Walk-Through Surveys on commercial
properties of 20,000 square feet or less. (Twenty thousand square
feet is about 30% larger than a Walgreen's Drug Store.) Commercial
inspections can be performed on apartment buildings of 5 units or more,
office condos, retail space, house that have been converted to business
use, warehouses or combination warehouse and office space. Fees
are based on the square footage involved with a minimum fee of $325.00.
