Do Home Inspectors need to be licensed to perform home inspections in Illinois?

Yes, effective January 1, 2003, all home inspections must be performed by State of Illinois licensed Home Inspectors.  Kenneth W. Winter is a licensed Illinois Home Inspector and American Eagle Home Inspections, LLC is a licensed Home Inspection Entity in Illinois.

Is your company covered by E&O Insurance?

Yes, American Eagle Home Inspections, LLC carries E&O (Errors & Omissions) and General Liability insurance to protect our client's home investments from unforeseen situations.

 

While home inspectors are not required by law to carry insurance, it is in your best interest to use insured companies.

 

What is covered in the home inspection?

An American Eagle professional home inspection will detect the problem areas, describe what the problem is and offer suggestions for solutions.  It is a visual examination and analysis of the physical structure and mechanical components.  The inspector will inspect the following systems, describe their components and report on those that are significantly deficient:

  • Foundation and Structure

  • Exterior

  • Roof System

  • Plumbing System

  • Electrical System

  • Heating

  • Cooling

  • Interior

  • Insulation and Ventilation

  • Garage

  • Appliances

 

Who benefits?

The buyer will know what is being purchased and will save considerable heartache and money by avoiding a "money pit".  He will also have a preventative maintenance "plan of action".  All homes have problems.  The only question is, how serious are these problems?  A professional, licensed home inspector understands the difference between major and minor problems and will communicate that difference to you.  This will help you with the negotiating process and with your future maintenance plans.

 

How long does the home inspection last?

A normal home inspection generally lasts between 2-1/2 and 3 hours. An inspection lasting less time is simply not enough.  Although it is not mandatory, we highly recommend that the buyer attend the inspection to gain first-hand insights into the condition of the home.  This small investment of time can truly be a rewarding experience.

 

Will I receive a detailed report?

Once the inspection is completed, the inspector will return to the office to prepare the computer-generated report.  The report and accompanying summary letter will be easy to read and the summary letter will prioritize the findings.  This helps you know which areas need to be addressed immediately and which can wait.  The inspection report and summary letter can be emailed to you within 24 hours; sometimes the same day.

 

Do I need to attend the inspection?

We would like to have you there.  Your inspection can be one of the most fascinating learning experiences of your life.  By the time the inspection is done, you will most likely know the home better than the previous owner.  By accompanying us on the inspection, you will also have an opportunity to ask questions and receive first-hand answers.

 

How does the scheduling process work?

Because time is of the essence, we can usually schedule your inspection within a few days of your call.  We perform inspections seven days a week; evening appointments are also available, daylight permitting.  To schedule an inspection, please call 847-971-8720 (or our office at 847-310-8033).

 

How much will the inspection cost?

The price will varies based on the size of the home and other factors.  An exact fee will be quoted when you call and we can answer any other questions you might have at that time.  Beware of the low-cost inspection!  Like all industries, you can probably find someone who will perform a low-cost inspection, but will they be around next month to explain their mistakes?  Because the home purchase is such an important investment, saving a little money on the inspection is generally not a wise move.  Most professionals would recommend that you hire a more competitively price home inspector.

 

What happens if I have a problem after I move into my new home?

When you contract with American Eagle Home Inspections, LLC, we become your home consultant for as long as you live in the home.  We provide FREE PHONE CONSULTATIONS on any subject relating to your home, even if the problem didn't show up on the original inspection.  This service will give you an unbiased, third-party view of any problem.  No time limits!  No costs!

 

Does your company fix the problems you identify during the inspection?

We do not solicit or perform any work we recommend.  We are not affiliated with any contractor, nor do we give or receive any referral fees.  This assures that our recommendations are objective and unbiased.  We do, however, maintain a list of vendors, for your reference, that we have worked with in the past.
